    What Do Real Estate Appraisers Do?

    Appraisers are specialists in estimating the value of real property. They prepare a written description of the property and make an estimate of it’s value. They may complete standardized checklists as they evaluate the property and the neighborhood in which it is located. They also obtain land values from county sources and sales information about nearby properties from county tax and MLS records. They also examine the income records and operating costs of income properties in a given market.

    When it comes to estimate building replacement costs, appraiser use building valuation manuals and professional cost estimation resources. They also verify legal descriptions of property with county records, measure the property and compare the measurements with the legal descriptions. They draw land diagrams and note conditions and special features of buildings.

    To find fair market value of a home, appraisers analyze and evaluate general and specific market data. They then prepare a written report outlining methods by which the market value was determined. At times it is necessary for a senior real estate appraiser to review appraisal reports. Appraisers generally work alone; however, consultants may be used for more complex appraisal assignments. The bulk of an appraiser’s job, the research, analysis, and report writing,  is usually done in an office setting.

    Some real property appraisers may join professional associations such as the Appraisal Institute, the National Association of Independent Fee Appraisers, or the American Society of Appraisers. Association members subscribe to a code of ethical behavior governing their conduct within both the society and the public.

    Real Estate Appraiser Qualification & Requirements?

    To become Licensed or Certified in most states an appraiser must work as a trainee or apprentice below another appraiser for at least two years and complete a minimum amount of appraisal experience with his/her sponsoring appraiser signing off on the reports. They must also pass a written exam administered by the state. Once an appraiser becomes certified they must fulfill continuing education requirements to stay current with all the state and USPAP regulations so that their license can be renewed every two years.

    MAI & SRA Designations

    Do you need a Commercial Appraiser with a certain designation like a MAI or SRA? Do you want a real estate appraiser who has been certified for a minimum of five years? We can fulfill these requirements.

    What is a MAI or SRA designation? These designations are given to Commercial & Residential Appraisers who have completed and continue to complete strict educational requirements administered by the Appraisal Institute. They have gone the extra mile to become true experts in their field and have proven, through strict exams, to be knowledgeable and proficient in appraising many types of real property.
